waikatere city council lim report 要多久?打电话问至少１０天而且没有加急，想问问办多的人一般要都久。真的是至少１０天吗？
Lim report 是找律师看吗？而且看说最好再要一个property report？

Update 5/6/2011：
从申请到拿到用了6个工作日（可以在网上申请），做好以后会直接发到你的邮箱里。
这个lim还是有用的，我们查出来lim report 里fireplace consent 有点问题。There is a building consent issued for the Heater Installation but not signed off. 。consent 的status是issued。

Lim加急好像当天还是第2天就可以拿到（LIM: Per hour after 13 hours）
property report 好像是自己去council电脑上看需要的打出来就好

Waitakere City Council no long exists. What you are dealing with is only the Henderson Service Centre of Auckland Council.

Personally, I dont think it is very necessary to get a lawyer to comment on a LIM report, as the infromation there is relatively straight forward - zoning, any hazard on site, consents granted, whether CCC has been obtained, whether the property is subject to any designation, etc.

If you just want to know what they mean or see if there is any outstanding issue of the property, you can simply take the LIM report and talk to a Council's officer (Planner, Building Officer, Inspector, Engineer) if there is anything you dont understand free of charge and they can give you a more authorative answer. To be honest, I have even seen some lawyers (esp the Chinese ones) talked about crap re LIM as they simply mis-interpreted many things there. Lawyer should however be involved if there is anything outstanding (enforcement action, etc) registered in a LIM that you need to deal with the relevant department of council directly in order to get the issue sorted.

Property Report/file is a package of records of a property held by council including all the original copies of consents and drawings granted by council, etc - which would help you to compare what were approved and what happens on site to see if anything illegal. It also helps you to know where the drainage located if there is a drainage plan there.
