I have just talked to my solicitor. He said that this issue is not critical to the value of the house, so he is not going to do anything for us.

If misleading can be prooved, the agent is in breach of section 9 of Fair Trading Act 1986. The spirit of the legislation is to prevent misleading trade practices.
Although the value of the house may not be affected, the law is requiring more than that. By misleading you on the house area, they are giving themselves more chance than their competitors. For example, if the house next door is exactly the same, and their "honest" agent listed the house to be 165m2, they are putting themselves in a more difficult marketing position. And potential buyers like you, would be more likely to dismiss their offers due to the false information given out by the "misleading" agent. This outcome is unfair to competitiors and buyers.
But involving the lawyers will only cost more money, its up to you whether you want to upscale this issue.
