经常看到有人说投资回报率，刚刚买了一个FORESTHILL的UNIT，拿租金和买价算了一下大约5%左右。不知道大家投资房回报率一般多少呢？

5% is not bad in this market, unit is normally has better return than townhouse or full section house, but not as good capital gain as full section house.

谢谢了，就unit而言，最低投资回报率多少可以出手呢？现在主要都在北岸看50W以下的投资房。

我觉得你还是最好兼顾return and capital gain. But if the return is better than 5%, you can consider and do more research. Location is also very important.

我看的房子都在西湖校区。昨天看了一个MILFORD的刚上市的UNIT，有点心动，但租金回报率比我在FORESTILL买的差了一点点，有点犹豫。

最近2年apartment 也涨了很多，有些按照比率算，比平均的house涨的还多，这个看供求的.....

apartment买好了回报率真心不错呀。CG就要看市场了。我老妈3年前买了个15万，目前20万可以轻松卖出去。租金在380-420左右。各种回报都不错。单就租金来说10年就回本了。unit吧价格高，但是有地啊，租金少点但是增长幅度大啊。但是搞投资就是看有没有利润。眼光要好才是最重要的。

我的9.5回报的unit两年半前买的，现在估价比买入价格高了10万。。接近40%！
