现在议价的盘基本都是plaster，要不然就是几百万的豪宅。目前的市场只要是个房子都会拍卖的

我的理解是如果是好房子，都去拍卖了。。。除非是物主价位太高，流拍了

可是議價的不是比較麻煩麻。買家可以方condition上去阿，要是有什麼問題還可以找個理由不買了，要是拍賣不就直接拍掉拉倒了嗎，要是有什麼問題都是拍下來的買家自己承擔了，是嗎？這個房子是議價，那屋主應該蠻有信心的吧。我不懂的，亂說的哦。

这个房子还是03年建的，不建议买。。。。。。。。。。。

楼主看看下面的 time line 吧。 1995 -2004 年间建的房子最好都不要碰哦。

Sept 1995 NZS 3602 amended to allow for kiln-dried untreated timber (KDUT) provided in situ moisture range is 18% or less (alternative solution at this stage).

Dec 2003 NZS 3640 amended to include the new levels of timber treatment - H1.1, H1.2, H3.1, H3.2

April 2004 Part 1 of NZS 3602: 2003 'Mandatory Requirements for Compliance with the Durability Provisions of Clause B2 of the New Zealand Building Code' becomes an Acceptable Solution after being referenced in B2/AS1. (Cavity system) The previous Acceptable Solution, Part 1 of NZS 3602: 1995 (which allowed KDUT), continues to apply as an Acceptable Solution until 31 March 2005.
