location非常不错，至少比上周末拍掉的FORRESTHILL的。。。TRITRAM AVE主路那个强太多了。。。。。旁边的METER10,PAK SAVE，太平什么都有，离高速也方便

FORRESTHILL 600多的地，棒子那个卖了2个月了。。。80多万到现在也没卖掉。。。。。。。当然区的话只要不是主路肯定比GLENFIELD好

if you are looking for house in this area,

it started with $550k in 2012...... then going upward to today's price.
few months ago, you can still buy at mid 600k., now everyone is saying mid 700k?

。如果能300的话，以后有机会分割。。。。。ANYWAY。。我觉得价位正常应该在800-850K之间咯。不会超过吧。。。然后有潜力变5房呢。。有rumpus。。

you are very optimistic for this area. haha, 800k ? are you sure?

this is a working class area, i stayed on this rd before and ended up buying my neigbour's house as well.

The land is all the same ie 675 sq m. Under unitary plan, it is density areas for townhouses/ apartment

好啦。。你看啊。。那个不是校区的房子。。卖91w多。。。这个校区的就房间少那么1个，厕所少2个。。但是有rumpus还能变5房，，，，怎么也得比没校区卖91w值吧，。。而且交通很方便。。paknsave。。看拍卖吧

我倒是不吃惊啦。。上次ARCHARS RD上面某条街拐进去。。有人不发帖子说900多HALF SHARE的，半幅地拍卖72W么。。- -。。。没校区啊。。。这个才吃惊呢。。3房子+rumpus房子。。。

75万还觉得贵？给大家举个例子吧,3月份的时候旁边有一个房子 4 Marcel Place, 4房1卫, 屋况中等, 房前的小斜坡drive way的地面的水泥被磨烂了,下雨的时候非常泥泞, 容易摔倒, 600出头的全幅地, 都卖了76.5万,那个是３月份的价格啊，现在北岸一个月一个价的提升速度,楼主说的这个房子我看比那个好多了,上不到80万,我才觉得吃惊呢.

i am not up-to-date with price movement....

May be thing has moved again in this winter..... i bought my neighbour house on summer and took 6 months to settle / possession in mid august. Just paid 10% deposit.

marcel is cud-de-sac, that house was korean house sold to chinese.

Bruce rd is very convenient to pak n save, chinese shops at porana etc.
and one of few streets in glenfield catching westlake zones.

我今年5月买了一套房在北岸glenfield 房屋是自住+投资房子一共错开4层上面三层四房2厅2卫浴是18号下面一层一室一厅独立厨房卫浴是18A号室内面积260 占地面积976 房屋是70年代木结构的老房子屋况不错地毯新换房屋cv55万我70万买的现在房屋找中介帮我都租掉了18号租了560 18A租了340 因为上下电表分开水表没分所以这个价钱包水不包电地址是18 archers rd 离你那里不远我不知道是我买便宜了还是就是这个价格你可以参考下当时这个房子流拍了我是和房东谈价买的其实我觉得还可以再压点价不过为了避免夜长梦多就咬牙买了

Just think the auctioneer ( rob tulip / andrew north) can stir the bidders.......

看来肯定是要超75万了，这房子会不会超过sunnynook差不多类型房子的价格吧！！！说实话这房子的地理位置确实比sunnynook好太多了，干啥都方便。学区也很好，我个人觉得，要是我,相同类似的房子我会选这房子，不会选sunnynook的！！！

this street has some potentials.

it is also near to hillcrest.... look at hillcrest prices ..... then you will understand this working class street is about to change.....

last yr, this house would be 500k.
iron bridge sold one house (better condition) there march 2012 for $500k range ( 47 bruce)
By Nov 2012 it was $600k
By March 2013 it was $670k range ( 28 bruce)
By July 2013 it was $750k minimum as starting price ??????

Even nos of the street would fetch higher price as it is elevated and flat

Westlake zones plays a part -------> when sunnynook, forrest hill ( full site) all increase in price, bruce rd becomes an alternative choice

Land on bruce rd are zoned for intensive housing if unitary plan is implemented. So, there are some potential gain on subdivision in future.

This area of glenfield is next to hillcrest and very centre, yet not on main rd and shelter well from traffic and noise.

Houses are mostly weatherboard and all built in same era of early 70s. Some tenanted properties there and more and more properties are owners occupied in the last 3 yrs and outlooks are improving.

我不知道喔、我表妹读的是diana dr隔壁某条街就有个小学、hillside,不确定是不是这条街、方正去了2周吧还是转回原来比较远的那个、以前住的近进去的，后开搬家glenfield就转那个学校、她女儿说那个学校不好、很多岛人啥的、

marlborough primary has a lof of asian -philipino, indonesian, chinese and kiwi / euopean about 30%.
Glenfield primary school has lower decile, that is true.

Not so sure about glenfield intermediate.
Students who stay in this area can try to go to Takapuna intermediate, although is not in zone, but the school is quite flexible about intake from nearer suburds.

价格都是托儿和中介抬高的，这个房子我去看了，只能停一辆车，楼下改建完全非法，就算300平米批下来也不能分割，因为没有出路，除非把房子拆了，我看坛子里有不少托儿和中介蛊惑人心，坐等可笑的结果出现。

i will be there to take a look for the auction. Gd luck if you are buying at the auction.

People on that street are simple people.... i don't live there anymore, but still owing 2 houses on the street.
