关于中介合约

我和中介的SLOE AGENCY 的卖房合约已到期，我们没有续约，可中介还在卖我的房子，我很纳闷：中介怎么不急着和我续约呢？我现在可以私售吗？

你自己不都说了合约已经到期了嘛，不行你自己看看当时的合同的各项条款，自己研究研究

Sole agency agreement has expired for a week,  I want to add a new agent, should I get an agent from the same company? or  or from another company? I prefer the later, but my current agent is not very happy, he is also trying all themeans to get a deal. just i don't think the way he is doing is not very efficient in this slow market. So I try to think out of a way better for me and better for him.  Anyone can help with any good advice or pointing out any problems?

I have also thoought about private sale, but I would feel sorry for him because he has put a lot of effort in it.

Never feel sorry for your agent! They should worked hard because they want to earn their commision which is not cheap for you.

小盖子，sole agency结束以后就自动转成general agency,因此他还是有权利卖你的房子。你可以书面通知他现在你和他的代理关系结束，也可以让新的中介书面通知他。They have to work hard to get their commission.

一般独家代理结束之后代理将自动转入普通代理。这个时候你的代理还是可以继续卖你的房子。 除非你给一份明确的 取消代理的通知才会取消普通代理
