looks like banks will start tightening their lending criterias .

or rase interest rates....

if at the same time, economy starts to go down ... people loss jobs or business.... it will be end of the property boom... hope it will be a soft crash landing ....

I'm not sure neither.... but the rating agency is warning NZ goverment the potential risks... so maybe it can be fixed.

however the globale economy is at stake and could change direction vastly either way.  NZ eocnomy can only go with it ...


btw ... NZ economy is doing pretty well comapre to the rest of thr world... so there's room to be worse ...

it is never going to be like in the US, the Banking system and lending policy is relatively tighter here then those in the US

yes, and that doesn't mean banks here are safe, most fundings are from overseas.

two reasons that I don't think the property market is going down

1.The demand for house will absolutely increase. Not only contributed by local residents, but also by oversea buyer, as traditional immigration countries such as Canada and Australia are currently rising requirements for migrants. NZ is still in a position of continually attracting more immigration especially for the ones who have financial abilities

2.The government is surely supporting the property market, OCR is lower and stable. Banks are not risking themselves. It’s the reserve bank of New Zealand who sets the OCR, Banks are lending out money in a low interest, but it doesn’t mean that banks are lending money out to people without checking their ability to pay back the loans. Banks are valuating those properties which are sold much above CV, they know what they are doing.

If you trust S & P, you might have purchased security assets of subprime mortgage, which were highly rated, and eventually may cause you bankrupt.

NZ property market will be over-heated, but not right now. At moment, it is the beginning of boom.

expand what u mean submarine mortage ? never heard of it, what happend to it ?would be good if u privide some linkes to relevant sources .

Sorry it's subprime mortgage which is the source of GFC in 2008.
