[工作] 俺问一下哈, 这样有希望么? [复制链接]

俺想把俺房子从Stratium in freehold 转成“Fee Simple“,所以给city council写了封信

My property's title is Stratium in Freehold, I jsut wonder if there is any way that I could set up my propety as Fee Simple title? As the proerpty has its own garden and garage, which is about 402m2 apart from the floor area.

然后city council给回了信,如下:

“Greetings

This site is 1583m2 with a 59.42 metre long access to xxx Street. Further, xxx Street is controlled over a cross-lease plan D.P. S.  for the seven ‘units’ on the site. Therefore there are some matters to address:

The zoning is Residential High. The area around the dwelling exceeds the 350m2 minimum but the area for a lot with the six units has to be at least 900m2 (i.e. 6 x 150m2 average)

The access width for seven dwellings has to be 6.0 metres with a formation width of 5.5 metres. The underlying lot only has a 3.05 wide access to Albert Street and I have not yet found any evidence of an official right-of-way with any other lot. Therefore, a right-of-way has to be made in conjunction with an adjoining property. We can also request formation and drainage requirements of the right-of-way and the crossing over the footpath.

Everyone who owns the units has to give written approval to the subdivision.

When examining the cross-lease plan, it appears that the wall of the dwelling is next to the common property /area. The eave will not be permitted over a new lot boundary. Also, the parking, manoeuvring, outdoor living court, and service area of a single dwelling has to be shown on the plan.

If the six units are on a separate lot, we have to be satisfied that all their parking, manoeuvring, outdoor living court, and service areas comply with the requirements of the District Plan. The existing plan may be of use if any ‘dispensation’ is required but that would have to be addressed in the application.

If you feel that that the above requirements can be satisfactorily addressed, then consult a surveyor to examine and prepare an application."


俺就问一下, 这还有希望从Stratium in freehold 转成“Fee Simple“么?
