Thanks for contacting us here at Tāmaki Regeneration Company (TRC). As you may be aware, TRC will replace approximately 2500 social houses in Tāmaki with at least 7500 new social, affordable and private market houses over the period of 10-15 years. In regards to the long-term plan, we take a whole of Tāmaki approach to make sure the programme is delivered efficiently.
The boundaries for each neighbourhood development are agreed between TRC and its development partners who take into account a variety of constraints and opportunities.
These include:
- the zone boundaries within the Auckland Unitary Plan
- other development projects that are underway or planned
- infrastructure delivery projects- pipes roads power etc
- TRC's ownership (TRC doesn't own all the houses in Tāmaki. Therefore, development boundaries will need to be based on efficient delivery of new housing. For example, it’s easier to develop a cluster of five properties versus one isolated property
- it can be more efficient to develop a "block" rather than a street
Rehousing families is also an important part of the process and we start having that dialogue with families and individuals at least one year before they need to move. We are committed to making sure that people who wish to remain in Tāmaki will have the opportunity to stay in the area. As part of this process, we take into consideration the specific needs of each tenant and, where possible, move them to a house in the same neighbourhood.
You have also enquired about development timelines around Glen Innes town centre. TRC is in the process of securing a development partner for the area between Point England Reserve and West Tāmaki Road. This is for the houses that are not part of the current Fenchurch and Overlea neighbourhood developments. Work in this northern part of Tāmaki is expected to get underway by late 2017 or early 2018. Because of the complexity mentioned above, construction will go on in different parts of the area for several years.
