今天下午帶寶寶出去散步，路過一個房子在open home，cv是85萬，那家竟然要賣97萬

瘋了嗎

可以想象下：

N年后，在基督城买房就要买地震后建的房子，地震前的房子很少人问津。

经过考验的才是结实的房子。

说白了，房子材料+装修，如果扣除了通货膨胀的因素外，实际上（按现金净值来算）每天都在贬值，就像你买了辆新车，开出经销商的门起就天天开始贬值。

真正增值的是土地及其附加价值，比如说口岸，或学区房等等，或者周边人口增长等等。

97 万的房，如果自己喜欢买来住可以。但是如果从投资的角度来看，按基督城目前的情况，买了后想再出手，周期必然不会太短，所以从投资的角度来看，属于“建议减持”的那类。

基本都在cv价格上至少加10万的卖，房主们想钱想疯了

cv不准的，多20w成交我都见过。
再说了， fendalton和merivale上百w的房子多得是，没什么值得大惊小怪的。

fendalton和merivale 都是我看房子直接忽略的区域。100W买个房自住，那自己的收入该多少才配的上啊。

山上的房子有些根据采光各种原因会比政府评估价低些的

不知道是不是家庭成员或者朋友之间或者没有上市就卖了，我刚看到那个价格也有点惊讶，那个好像成交有不少时间了，那个时候估计没有最近涨那么多。
