标题: 请教各位专业人士修改房屋title plan跟申请CCC for garage的大概费用 [打印本页]

之前对某房屋出offer，查询房屋的LIM report时有发现房子的独立车库并不在title plan上，而且车库也没有拿到CCC，停留在construction review的阶段。

通过律师向对方要求交割时需要把这些问题都解决掉，对方也通过律师回应答应解决。然后offer进入无条件了。

随着交割日渐近，我的律师提醒我对方至今还没有跟我方确认问题是否解决，然后跟我建议了解一下费用好在交割的时候进行讨价还价（万一对方没有把问题解决的情况下）。

由于时间有点紧，就想先在这里请教各位专家申请CCC并修改title plan的费用，希望能有个概数。同时也已经到处查问了。多谢。

很多獨立車庫沒有CCC的，尤其是建造日期較久遠的獨立車庫。這種清況下有可能拿不到CCC，很多房子就是這樣的。如果情況不像我說的一樣，而是應該有CCC卻沒有拿到，並且一切都完美順利的話也至少要花$1,500 。

车库估计有12年以上吧，查看lim上面，garage construction review一栏的时间是1999年的，先谢谢了。

Yes, cross lease property, house at back, the garage is just next to the house on their own half land. Current owner is also the owner of front house. The garage is not depicted in the title plan, for me, best to get rid of it now.

Yes, that's why i am asking for the fees here. also need to consider if current owner leaves me to do that finally.
