1/3 alma rd milford, 三百多平半副地，无车库，无饭厅，近新装修，今天卖了$935000.

milford还是快啦，不过都普遍这几个区都在涨

this area was under performed previously before 2007.

Someone bought a fullsite house ( 700sq m flat ) for 540k in 2010, do up and sold for 2011 for $740k
He thought that is a good profit for 200k in 2 yrs.....

who know in 2013, the price in that area is about a million for this kind of fullsite land.

i have been around all the onsite auctions in this area, alway had good guess on the final price, only today i was shocked at that price, with my expectation on early 80s. 17 nile rd just had a small deck built, though $74 was an amazingly good buy.

是印度年轻COUPLE买的，好像是北岸医院的医生，一个中年华人没抢过来，其他都是KIWI，看都傻眼了，我听了不太好，只听到CRAZY,CRAZY 的。

17 nile, the land is flat and can be subdivided under unitary plan. The house is in front, plenty of space at the back.

the 500 sq m land in front of the park was sold for 700k plus, that was the starting of "price moving" in that area.

Then waterloo rd, few weeks ago, sold for 950k, and a brick and tile house sold for over million ( the one with long drive way at alma) that was the beginning of strenthenging of price in that area.

forrest hill is taking a breath.... is a challenge to break through certain price bracket.

totally agree, the 500 one across the park was actually sold for $725000, another shocking price,

涨不涨的快要知道成本呀？这间房子买的时候多少钱。。装修花了多少钱？还有买了多久呢？

然后 sunnynook, hillcrest有什么好的例子吗？买的时候多少钱。。卖又卖了多少钱呢？

这才知道哪个涨的快呀。。。

这个很不好说呀。。不能单看一个卖的好就说好。。

近来不是有例子吗？

EPSOM的UNIT卖了98W。。

westmere这地方肯定没有UNIT能卖98W的（我想全新西兰都没有的）。。

但是westmere升值确是百W区域里最快的一个。。完全超过了EPSOM

同一个道理。。。如果给你投资你会投哪里呢？

Milford 17.8%

但是涨的最多的是westmere, grey lynn, sandringham等中区。
