砖瓦房好像没有什么大的缺点吧。除了怕地动出现裂痕。当然要买的话做个report比较好

谢谢，是要做REPORT的，想做前先了解一下，心中有数，毕竟第一次在NZ做房奴，有点不知所措。

1995年到 2004年间有很多 房子是用 untreated timber 盖的， 楼主要谨慎。

untreated timber 是什庅啊？有什庅隐患吗？做BUILDER REPORT 时，REPORT里会不会写啊？

do you happen to know the different between masonry brick house and brick veneer house?

is there any different?

The biggest difference is  the mansonry brick is holding up the house. for brick veneer, the house is holding up the brick,and the timber framing behind the brick veneer wall which is actually holding up the house.

就是没有做过防腐防虫的木头，比之有过treatment 的木头 会比较容易腐烂和蛀虫。
如果想知道这个房子的木架有没有过treatment，你需要拆一块内墙板 （Gib lining), 然后看里面的木架， 一般 inspection 不会做这个。 但我想 好的 inspector 应该会和你提一下 这段时期的 timber treatment 问题。

what do you think of brick veneer house? i know there is timber frame behind and timber frame is supporting the house and brick veneer is the exterior wall. ? is this kind of house quite maintainance free? thanks

This is masonry house without wooden frame, i seldom see it around in Auckland.

你说的 masonry brick 是 masonry block 么？ 就是 concrete block， 如果是，那就看看 太白道友的回复， 哈。

再送你一幅图， 灰色的是 concrete block， 红色的是brick veneer，  
concrete block 里面会排钢筋然后灌水泥， 可做为structural element,
Brick Veneer, 是cladding element， 有点 rain screen 的意思。

thanks, i heard is expensive to built masonry brick house in nz,
veneer brick house is more common in nz, is it true?

So, veneer brick is in fact a form of cladding support by wooden frame. Can we say that?

when people say brick and tile house, it refers to brick veneer house , right?

看来你是个内行人，但按你说的“一般 inspection 不会做这个。但我想 好的 inspector 应该会和你提一下 这段时期的 timber treatment 问题。”，看来要知道木头是否treatment是很困难 了，那我还应该做BUILDER REPORT吗和下0FFER吗？很纠结啊

masonry house 里面可以做 timber strapping + Gib lining, 一样很美观的。 就是贵。
你说的第二条是对的。

order a property file from the city council... i found it helpful.

a lot of information can be found in the file ( CD) including who did the shower and what kind of water proofing....
It is a standard clause in new sale and purchase agreement to have building inspection, make sure this clause is not deleted.
