租住房东的两个卧室和房东住在一起请问是签那种合同 boarding house tenancy 或者 residential tenancy ？？

boarding house tenancy条例偏向于房客（ｎｏｔｉｃｅ比较短可以想走就搬走）
residential tenancy更偏向于房东（房客对家要有更多的责任心）
如果两室的还是签residential tenancy吧
