最新的Residential Tenancy Agreement上要求租房必须要提供烟雾报警器以及保温棉，
原以为只是字面意义的政府希望给大家一个舒适的租房条件，
然而刚刚反应过来这么做也同时代表政府不同意各大房东出租车库作为卧室了，
因为没有车库还自带保温棉的吧，还有一些看起来很老的没有保温棉的加建小棚往后院一放坐等收钱的那种，也不允许了吧。
虽然康骚不可能每家每户都去查，但是房客可以在tenancy结束的时候举报，这样的话整个租期内全部的租金都退回来了，
而且房东还要罚款。。。
政府真是打着为了一个温暖的家的想法，下了一盘大棋， fml.

如果我是做暖氣的，我也走同一個“路子”，很快所有出租房都規定必須有暖氣，當然，政府會說是照顧和保障租客利益。

Boarding House Tenancy Agreement也要求保温棉了
flatmate那种，房客东西弄坏都不用赔的，拿上包就可以走了，呵呵。

以前康骚会和你说：住车库很正常，因为很多人都住车库
现在用条条框框告诉你，车库不属于出租房的范围了，因为不够暖和

说得很有道理，但是flatmate agreement是between the Head Tenant and Flatmate，

也就是说，你得现有个房东和head tenant签署的tenancy agreement，才会有这种二房东下面的flatmate agreement.
所以说，flatmate agreement其实也是应该需要有保温棉作为前提的。
所以需要出租车库的话，最好还是别签合同了。

我老婆把车库也加了保温棉。很有先见之明啊！

flatting这一块是没有法律的既然没有法律谁能来管呢？ ...

flatting一般签什么合同，我都是签tenancy agreement，因为我觉得大家住一起弄坏了东西也应该负责。如果房东提供的是非tenancy agreement的话，那是就互相坑对方的意思，大家的权益都没有办法维护，周瑜打黄盖，开心就好。

车库自己睡应该可以，但是如果出租的话，会倒大霉的。

A Manurewa landlord has been ordered to pay damages after illegally renting out a converted garage as a separate household unit.

Satya Silan will have to refund $15,840 in rent and pay $750 in damages to a family with a young child after an investigation by the Tenancy Tribunal which began last year.

"Allowing a family to live in an unlawfully converted garage is unacceptable as it poses a serious health and safety risk," said Steve Watson, manager of the Tenancy Compliance and Investigations Team.

出了问题 trubunal的人理都 ...

还是有人管的，只是说Tenancy Tribunal 不管而已。

The Tenancy Tribunal is not available to sort out disputes between flatmates. Disputes between flatmates can be taken to the Disputes Tribunal.

你签了就会受到法律保护，但是不归 the Residential Tenancies Act 1986管而已。。。
