标题: 整租的房子还有两个礼拜就到期，租客没有任何书面通知，房东需要做什么吗？ [打印本页]

如题，整租的房子还有两个礼拜就到期了，租客没有任何书面通知。那是不是代表租客同意原来的rate再租下去，rental agreement就变成open的，直到房东出书面通知涨租金或者租客提前书面通知说不租为止啊？如果是这样的话，房东还需要给租客写一个written confirmation吗? 还是到期了，必须要从新签agreement啊？

因为租约到期时间正好是12月，不好找租客，所以不想再签一年的agreement。

也有人说，如果到期了，租客没有任何书面通知，就是1+1, 就是自动续期1年。但是我没有看到我们签的rental agreement里有这么一条哦。

最好一直在合同期内，快合约结束就赶紧renew，别到时候人财两空

我这个租客，很喜欢啥都用email的。所以我也打算written notice这样提醒他们。

不续签的话，如果原来合同没有特殊写明，根据我的理解和经验，就是变成了periodic 的了。

Fixed-term tenancies automatically become periodic when they expire
If the fixed term is for longer than 90 days, the tenancy will automatically become a periodic tenancy when it expires unless the landlord or the tenant gives notice to say they don’t want that to happen. This notice must be given between 90 and 21 days before the end of the fixed term.
