7.1 The vendor warrants and undertakes that at the date of this agreement the vendor hasnot:
(1) received any notice or demand and has no knowledge of any requisition or outstanding requirement:
(a) from any local or government authority or other statutory body; or
(b) under the Resource Management Act 1991; or
(c) from any tenant of the property; or
(d) from any other party; or
(2) given any consent or waiver,
which directly or indirectly affects the property, and which has not been disclosed in writing to the purchaser.

I know someone who did not disclose to the buyer (about the consent /waiver) and sell the property and was sued for $$$$$$ (a lot of money).
It is not a matter of taking the money and run away, they can easily trace it back to the seller.
