看了一套hobsonville的房子，lim report里面有这个，请问大家这种房子可以买吗

應該是RC欄下面的吧？不過是說RC建造正在給他們的monitoring team 監測中吧只要房子按照已批圖紙都符合相關conditions就可以sign off 了為什麼不能買呢

RC是指resource consent吗我看lim上写着是land use consent，请问这个在council那边是可以更改的吗

是的 RC就是resource consent 也是land use consent 都是同一樣東西另外一種subdivision consent 有s224 機制處理申請人不comply 都不行（因為拿不到新titles）就是landuse 沒有這種玩法所以Council必須有人來檢查

如果房子已經建好那視乎RC裡面有什麼conditions 例如種樹 landscaping 這些如果沒有又或者如果都符合了你可以叫council 來看看然後他們滿意的話讓他們sign off 和更新系統就可以了

最近亲身经验，买一套新房，ccc都有，也建好了都块2年了，lim里面还有这一条，幸亏律师提出意见，然后builder去council说要拿掉这个条款，但是council来检查发现一堆问题，大小问题都有，买了房还得硬着头皮交割，现在要求builder整改，还得弄好一阵子。
最好放个condition拿掉再交割

没有RC land use condition的资料你再这里问的天花乱坠也问不出来什么实质性的东西，就像陌生的香港人说的，有很多condition就是种树或者Landscaping相关的，有的需要维持花草2年以上不死，有的需要买家维持一些设备的运转。如果照其他楼说的岂不是所有开发商都盖完2年之后再卖房子啊，我就呵呵呵了

I work in land surveying. Usually it means there is ongoing settlement monitoring and you are still taking the risk as a owner as the responsibility goes with owner not the developer and if the land settles or deforms so does the house.

This is obviously a resource consent monitoring condition, it does not suggest there is any land stability/geotechnical concerns on site (at least, not what LZ said). If there is really a land stability issue, the title may simply have a tag under section 73 of the Building Act 2004 warning of the potential hazards which could be checked on title but not the LIM. Afterall, it is not likely Council will monitor 'ground movement' likes what you said (they simply don't have this resource or capability).
