You can learn just about everything from council file. Just name a few... property zoning, land features, natrual hazard, licence, drainage information, applications (building/resouce consents/subdivision......) outstanding issues eg NTF, Abatement Notice, Acquisition Notice....
There may be some hidden files (confidential files - eg: prosecution files, legal opinion, complaints...) however this files will not be shown on you LIM report anyway. You can ask council to disclose some confidential files under Public Information Act but there is a legal process to go through thou.
If you know what you are doing, its better to check the council file personally. That way you can study how the dwelling was designed, materials used by reading the plans,,correspondence and learn how the building was built by searching council building inspection records to establish compentency level of the building contractors including sub-contractors etc. All these above you wont be able to find from your LIM unfortunately.
Buying a property is the biggest investment for most of us. Be smart and be very cautious. And be aware some dodgy house inspection companies out there
