现在该不该买投资房。

我想在东区买个投资房，但是房价是不是已经到高点了，需要50万以上才能买个Unit，还有上升的空间了吗。

50万的unit不如买双校网的。

50W还是有unit啊，就是质量差点的咯。

双校网unit能租500就不错了。现在trademe上450就租到。

至少买的房租金回报率高点。。。

If a rental property can't provide good cashflow, you'd better not buy it. Although capital gain is almost certain at Auckland in long-run, you don't know when property price stop rising given the fact of very unstable global economy.

Once property price doesn't go up, you still need to pay mortgage, rates, insurance, etc. If rents can't cover these expenses, your investment property becomes your heavy burden.

Yes you are quite right, once interest rate going up to 8-9%, rent won't cover mortgage repayment, then the investors or landlords will have very hard time and lots of mortgage sales will be on the market. So don't buy property for investment right now and only buy once the price going low enough

When I called on entering property market  for investment in 2010 and 2011, not many people wanted to listen. This year I don't suggest to invest as it's been very difficult to find good bargain. Don't buy unless you can get a property gross yield at 6.5% plus(10% plus for apartment).

楼上的意思是说一个好的公寓投资，租金回报应超过10%吗？最近在看135 HOBSON ST的一个一房一厅，准备全款买的。租金回报是8% （扣除了物业费和地税，租金算50周的情况下）已经觉得还可以了，请指教是否需要HOLD一下呢。
