Dear mate, you shouldn't be so lazy on learning investing. I have given sufficiently so now it's time for you guys to explore further. The easiest way may be google "intrinsic value" to get more details.

你们的英文都太好了....
看到身边的朋友们买房,其实房子跟房子带来的回报实在差别太大. 区与区差别太大.买的时机差不多,价格也差不多,最后的结果却差别很大. 10年后回过头来看,现在买入什么样的房子利润空间最大呢? 包括现金流与房子本身的增长空间.

If you're willing to put more efforts, there won't be any secrets. Property investment is the easiest one among all investments, I reckon.

You are on the right direction. The most important point for successful investment is thinking, rather than concrete methods. As everyone is in different conditions, so no single method applies to everybody. This is the reason why I don't tell much about my method. As long as your thinking is right, you'll have insight on market, and can make right decisions.

Think back to 2002, if you purchased a few rental properties, by now you have been very comfortable.

So now think forward in 2022, and image if you buy now, what will you feel by then?

说实话，象你这种人就应该什么都不告诉你，因为你根本不知道什么叫"Appreciation".

別人告诉你是在善待你，別人不告诉你是人家的自由选择。

Lease已经告诉了你很多（在这个贴子以及其他贴子里），你非但不知道感恩，而且人家稍微有点东西不想告诉，你就用如此恶毒的语言去嘲讽他。象你这种只知道索取，不知道付出的人真是可恶之极。

It's not necessary the deal will go through. Union and Green Party must be strongly against takeover bid as many fpa workers will lose jobs if haier become 100% shareholding. I think the takeover price is around $1 which is very close to yesterday's closing price, so there isn't much room to go up of sp in short-term.

Even the takeover bid does go ahead, the long-term sp is also not necessary brilliant. If you look Sony which its sp has been down to 32 years low. Sony was outsource its manufacture line to South Easter Asia and China to cut expensive Japan labour cost in 1980s. But it still can't avoid to collapse.
