Three suburds known as 3B in noth shore are not so popular - from locals perspective :-
1) birkdale
2) bayview
3) beach haven.
more rentals and lower socio-economic status... but ball games in those areas are changing. 2008-2010 was late $300s. now late $400s to early $500s for fullsite.
The making of gd areas is gd school, less units / less apartments hence less rentals. Owners occupied properties tend to look after their properties well and hence help to increase the value in the surrounding areas.
Eg, in northcote point, stanley points , birkenhead points ( or any places with points in north shore) , due to historical protection, no new houses or little new houses can be built in those areas, people want to move into the areas have to pay more and more and it becomes rare and exclusive.
Human sometimes behave in this mentality - they like "exclusive " " previledged" "premium club" " million dollars club" - if any suburds can make them feel that way, they will go for it, does not matter if you are white, black or yellow.
does it sound familiar for this selling line :- " with your wealth, you should be staying in this area...... driving this kind of european car ..." |
