vendor might said ( not desperate), i will wait for another 2 days before i look at this offer.
just like vendor will say, i will wait for first open house before i look at pre-auction offer.
So, buyer/agent although have offer, but vendor don't want to see or just look at the offer and don't want to make any decision.
As buyer, you can withdraw any time before vendor's decision, which you have done.
No one has committed any wrong. May be next time you can put in offer like " this offer is valid until 5pm today" but, if you do this, you are doing harm to yourself, this is seller market , not buyer market.
In auckland, plenty of people lining up to give offer for gd houses. In one house, i put in offer (first), by 5pm, agent told me there were 3 offers from other agents and meeting was next day 2pm with vendor at agent's office and with her manager. By next day 2pm, another 2 offers from different agents , all together 6 offers including my offer. This is how quick things were.
i was frustrated, but that is the reality for gd house, if you like it, other people like it also. i use my energy to think how much people would offer for this house, think what majority of people will offer and give the best offer.
i end up getting the house, but i don't know by how much ( agent only said pretty close according to her manager and she didn't know too and is confidential). I might pay more than i should be paying, but now looking back after one year, i am happy that i bought this house when i saw surrounding houses being sold for so much in auctions..... a different of $300k in just 1 year for what people would pay. So, my over-paying of $5000 - 20,000 became very minimal. |
