Capital gains is 0% in NZ.

Only income gets taxed.
I did not invest in rentals to resell to generate profit/income.

而且我２０１６年才开始想ｃａｐｉｔａｌ　ｇａｉｎ，那可不是我２０１０年的想法啊

No, No A Hai, you are wrong.

When people intend to make profit in property market, there are two ways of saying.

1. I buy the property and then I'll sell it, hopefully sale price is higher.
2. I seek capital gain of the properties I have purchased.

Both sayings indicate your intention is to make profit after disposal of property, regardless how many years you hold.

那可不是， 人家没有表达他们的intention，那就不能假设所有ｎｅｇａｔｉｖｅ　ｇｅａｒｉｎｇ的人都是为了capital gain。

如果你问这些人， 他们完全可以说他们是为了有一个Comfortable Retirement, 即持有这些房产几十年，让房客慢慢的替他们还mortgage, 慢慢的由现在的 ｎｅｇａｔｉｖｅ　ｇｅａｒｉｎｇ变成positive cashflow, 最终到退休时有很多mortgage free的rental property.

刚才听了阿海的访问，感觉很有成功人士的自信，还有关键是家里支持很重要。
首先，阿海是拿着20万起家，而且上手就是在中区投资的，从来没有考虑南区这些，因为完全“没有必要”。说这话还是相当要底气的，再者没有足够的起始资金也根本玩不起来。

当时没考虑南区是因为师傅不让，而且能买中区为啥要去南区买？

现在是因为我已经有很多房了，没必要去南区买更差的房。

20万首付很少了吧，华人大多数都拿的出来的。
