Good point.
Some people are very ignorant, If you put yourself as vendor, you will want to have deposit "upon signing" as Vendor does not want to deal with " people of no substance".
You make a good point, Good Agent will vet purchaser (for vendor) and put deposit payable upon signing, and not unconditional.
Let me give an example, some "fake purchasers" are having "bipolar disorder", or have "mental issues" who go around signing Sale and Purchase Agreement, a deposit will at least show the "purchaser" is " real and genuine" and not mucking around and "time waster".
Another example is Purchaser uses "worthless limited company" to sign Sale and Purchase Agreement, No deposit does not mean anything to a "worthless limited company"
haha... another example is some "guru -investor's strategy" ( in their teaching) to defeat vendor (psychologically) by signing and then cancelling agreements.....
