请问租房的话，首次签12个月合同，通常到期了还要继续签一个12月吗，还是OPEN的，然后提前通知？

准备卖房搬家，没租过房子，诚心请教。

房东说了算，一般都是一年或者两年一签

• If the fixed-term is 90 days or less, it is a short fixed-term tenancy. It does not become periodic when the term ends.
• A fixed-term tenancy agreement lasts for a set amount of time – eg, one year. Once the term ends, the tenancy will become periodic. If you don’t want this to happen, you’ll need to give notice in writing at least 21 days before the term ends.
• A periodic tenancy agreement has no end date. It continues until either the tenant or the landlord gives written notice to end it.
  

简单的说，第一个超过90天的合同到期后，房东和房客都可以随时退出，除了在合同过期21天前你和房东写说不用，然后再签固定期的合同或者其他的。
