求教，solid plaster外墙

看了一个房子广告，什么都好，就是外墙是solid plaster,1993年的，业主提供完整的build inspection report,说不漏水·，寻求高人意见，谢谢

那想请教一下楼上的2001年的ROCKCOTE材料的外墙有没有漏水的可能？

90%以上的漏水房是harditex然后外面plaster，没有cavity。有一部分是泡沫外墙加plaster，也没有cavity。曾经修过一栋是这两种材料混合的，那漏水的概率更大。

实际上，泡沫外墙加plaster假如是近几年的有cavity的话，还是很安全的。至少它几乎没有开裂的可能。只是一些复杂的设计，需要小心检查。

还有就是，假如您说的solid plaster是应该有cavity，那么之前漏水的那种plaster叫什么名字呢？谢谢你

谢谢你，Highlander ，我不知道怎样去现场摸那个外墙，如果他们全部被水泥地面封盖的话。

有没有cavity其实你在外墙底下摸一下就感觉到了。Plaster的厚度应该有20mm或接近，

这种说法我倒也是学习了。即使在新的Building Code生效前，SOLID PLASTER也是要有cavity的，没有就不是。

cavity in place as was common at the time and an acceptable method of installation
prior to the Building Act changes in 2004.”
因为是93年的房子，另外看到墙外窗边有裂缝。

楼主看的这个房应该还蛮贵的吧。

solid plaster都是有cavity的，这种system分两种形式，rigid-backing和non rigid-backing。楼主看的房子是前一种，更好！solid plaster是一种成熟的外墙，一般不存在漏水可能。唯一需要注意的是，假如当初外墙施工过于赶进度，一层没干透就做后面一层，很容易在墙面上引起细小的开裂，楼主可注意一下。但这也只是难看而已，即使这些隙缝进水，也到不了房子里。

cement based plaster finish applied then surface painted. Significant nogging would
have been undertaken to provide a solid backing to which the cement sheet has been
fixed, giving a good platform for the application of the cement based plaster. The
installation of the plaster system has been well carried out and we have found no
significant defects visible at present. It was noted that a number of past repairs have
been undertaken as overall it appears that the exterior of the dwelling has been well
maintained.
It should be noted that the cladding system in place has been constructed without a

prior to the Building Act changes in 2004.

The dwelling described in this report was built of light timber frame construction and in
keeping with NZS 3604. An in-situ poured concrete footing construction supports low
hollow core block foundations, to which a 100mm concrete slab has been installed. A
solid plaster system has been installed over a fibre cement sheet substrate and timberframed
walls for the exterior cladding.
