急急急，在签了conditional offer之后1个多星期，卖家想再加condition

其实你是因为太在意。。。

所以很多本来一看就知道的道理给自己感情所蒙蔽了。。。

当局者迷 也许就这个道理。。。

无欲则刚。。。

战术上我们要重视敌人 战略上我们要藐视他。。。

意思就是不能让对方知道你很重视他。。。

要不就会有弱点了。。。

反正没事的 见一步走一步吧。。。

只要你签了那个conditional offer不改变任何东西。。。

直接到了那天给钱拿钥匙。。。

理他们睡大街还是睡房子。。。

vendor都不一定卖 你逼也没用 就等于你放个purchaser can withdrawn this offer at anythime

这个条款对于你来说完全是不合理的哇。。。

你再问问你的律师能不能有任何办法。。。

你让律师反问他 如果在预定时间他们没有买到房子 是不是你的这个合同就会作废？？？

如果他们一辈子买不到房子难道你这个合同就不能继续？？？

这个不合理啊。。。

肯定有办法的。。。

lawyer is not involved in negotiation, can't blame them. they can only interprete and argue what is already written.

if vendor not buying any house by xxx date, the agreement is coming to an end. self explainatory. i think they regret after signing that is why ask his lawyer to insert this clause.

this agreement is good for nothing for buyer, being used by seller as a spare tyre.

if he/she find someone willing to pay more, they will cancel this agreement based on this clause not able to find any house on xxx date   and deal with the new buyer

in short, Total time and money waster to deal with this kind of people.

还收1300。。。

晕噻了。。。

不过LZ的卖家也算极品中的战斗机了。。。

只能说LZ实在是太不走运了。。。

I checked with my lawyer, he said if they didn't buy the house by that date, they may ask for an extension, and he said this is part of process...

No, not at all. They don't agree to pay that $2000.

I know, I can only hope myself good luck.

I might agree with the condition providing no more conditions added to the contract. I really hate they being adding conditions after contract signed.

其实就是把你一直拖着。。。

你的交割日期都没有 而且还不知道要拖到啥时候。。。

你让律师问问如果是这样子的话 你的损失谁赔偿。。。

不可能因为他没有找到房子你就不能买房子不能住房子。。。

你问问他们是不是你的租金他们来付？？？

他们把你当成冤大头。。。

I might start looking for another house now, I think I can walk away by using finance since I haven't told them I met my conditions. I might tell them all conditions are met until their side becomes unconditional.

第一是他们如果不能在那天找到房子 他们什么时候能找到房子 这总不能一直在拖吧。。。

第二既然都签了合约 如果真的不同意的话 那么就算了 不买了。。。

估计这时候agent会出来和屋主谈的。。。

毕竟眼见肥肉到口了（她的commission) 就飞走了。。。

给点信心自己吧。。。

哎。。。

真是极品年年有 这个屋主太特别了。。。

Yeah, I think I can walk away by using finance if I find another house before the contract becomes unconditional.

Yeah I have thought about that, honestly, I am super angry about how they treat me.

I might start looking for another house now just in case I can find a good one before unconditional date, then I walk away by using finance condition.

Sorry, I didn't say it clearly.

My lawyer told me the vendor signed a conditional contract subject to finance, LIM, etc for the house they are going to buy. So they want to meet all their conditions before the date. Once their buying contract becomes unconditional, they are ok to have selling contract to become unconditional.

No I haven't.

no, you don't have to accept any thing after signed the contract. I mean any new thing added on the contract after signed MUST have you initial, otherwise it means nothing.

既然LZ还有finance的可以用 还是趁早放弃这个房子吧。。。卖家根本不是诚心要卖。。。 不要因小失大。。。到时赔的比2千刀还多。。。。 不过不明白买房怎么能赔这么多呢。。

其实很多人都会这样卖一间房子再买一家房子。。。

但是不能这样设霸王条款啊。。。

他自己就一点损失都没有 你的损失是你自己的。。。

哇 天下哪有那么好的事情啊。。。

没了你这个买家 他就等着哭去吧。。。

最损的招就是。。。

等他差不多都弄unconditional offer的时候。。。

你来一句 不好意思我的贷款有问题 我不买了。。。

气死他。。。
