请问高人GGJJDDMM, 关于Claiming Depreciation

- 请问是不是只有投资的房产才可以申请depreciation tax deduction? (i.e. owner 不住在里面的)- 如果房产已经全部付清(没有mortgage), 是不是还可以申请depreciation?
- 如果每年都申请depreciation, 那么到了Valuation的时候， CV的价值会不会因为申请过depreciation 而减少？

房子虽然depreciation，但是你的land总是在appreciation. 一般来说总价值只会上升不会下跌。

1. depreciation是直接算成operation loss的。根mortgage没有关系，也不需要“申请”
2. 根CV也没有关系
