大概1月时去看过这个房子，当时是个DO UP，TENDER下了OFFER，后来中介告诉我的OFFER比中标的那份少500块，把这事跟朋友们一说，大家都觉得其中有猫腻，哪有可能别人就比我多500块中标，后来经常路过，看到在装修，果然，，昨天又上市了，，当然，价格嘛，比1月时多了一大截，，这种房型，好象是华人比较喜欢的，楼下有单独出入的2房。http://www.trademe.co.nz/property/residential-property-for-sale/auction-592061771.htm

楼下是车库改的吧。下面独立出租后，上下住家都没地凉衣服了冬天。乱改！B家可能不敢写5房，R家就敢。你看看上次卖和这次卖是不是同一中介，再说有没猫腻。

我去过一个拍卖，同栋楼三个unit 都是同个agent名下的没意思

是啊，估计也是，我当时的OFFER只不过是个陪标，很有可能的情况就是他们在最高价OFFER上加了一点点然后一起拿去给卖家选。。。暗标什么的，真心不爽。。
昨天看到这个价格，更不爽，不值啊，加了这么多。

为什么多人不可以做集体投标？业主现场拆开出价就知道谁最好

出价是不会被其他人知道，唯一知道的是agent,他可以指示家人加一点点就成交

yes, but agent said, tender open in front of office manager.

it is like multiple offer, i won but i asked by how much, they said not much.....? i never get to know, no one wants to tell me.

I wonder if it is true when they told me there is a multiple offer, because of this multiple offer, i add $5000, heart still in pain

sounds tricky stuff, the owner will pick the best offer also see if under any conditions ,you must know what someone els offered ,that's your right?

yes, i know.... they said is confidential. I asked other people, they said is confidential too.
The 3 persons who know are :    seller, office manager and agent.

They said is your house already, no need to know who is the next best offer because that is the best price you paid and accepted by seller.

i said ok then; and no need to dwell on this tender process.

房东选择用tender这个方法卖房是有一定原因的，agent不能公开没有被接受的offer的情况（和multi offer情况一样），除非你觉得有猫腻去reaa投诉（当然到时候也只是当事人能知道其他offer的情况）。所有参加tender的买家出了tender offer都要接受这个前提。
同时，tender可以放条件，房东也可以有一个时间范围来选择offer，不需要马上做决定。

TENDER还有输1刀的呢，一个人出了一个OFFER，AGENT说你不如加100块，万一有人和你出价相同，你就胜出了，那人想，如果别人也这么想呢？于是出了一个零头是101刀的OFFER，结果就比别人多1刀，拿下了房子。
