my view on those questions:
1, Yes, you can put the offer, however, it does give the vendor an impression the house is in a hot market, they might want to decline your offer and wait for better price.
2. if you successfuly made the purchase, it normaly takes 28 days to settle. it is negotiable, you can ask for a longer settlement date if the vendor agrees.
3. same as above, you can ask the vendor.
4. you need to check LIM Report Councilfile and all other legal documents before you put the offer in, suggest you get a lawyer first, i know some lawyers will not charge you unless the sell go through, you can check with your broker or ask around. some lawyers charge around $300-500 to check those files .
5, you shuold ask for all the relevant documents form the agent first, LIM report, Council File etc.
giving the house have asking price, it might already have LIM Report and Council file available, otherwise you have to spend $25 to get a concile file( email council to get a soft copy, things to look at: floor plan, zone, any area wasnt on the plan) , LIM report will be more detailed, the lawyer can check more for your, however LIM is about $250?? not sure. |
